What is Infill? “Infill” is a land planning term used to describe the new development of vacant or underutilized land within cities and suburbs. Infill development supports the concept of “highest and best use of the land” and is the foundation for Infill Nashville’s business model. This can be accomplished by adding housing units into an already approved subdivision or neighborhood, and by creating new residential lots by further compatible subdivision or lot line adjustments. Infill development can also include replacing existing homes and rental units that are blighted, obsolete, or do not contribute to the character of the neighborhood. Where are Infill Nashville Areas? Infill Nashville is initially focusing on Area 2 defined by the Multiple Listing Service (MLS of Middle Tennessee). Area 2 runs from Vanderbilt/West End area to Green Hills. Within this area there are historical neighborhoods and villages that Infill Nashville has identified to further help define this area. Our project begins with Central Area 2 but will quickly expand to include all of the urban and suburban areas around Nashville. What are the steps involved in building an infill home? Once you become a registered member of our site, you will gain knowledge of dozens of new home site listings that are not listed in the MLS. You can meet with builders from our builder profiles and once you select a builder and home site, you can begin planning your new home! You will arrange the financing necessary through your lender of choice and construction begins! Can my current Realtor represent me in this process? Absolutely! If you have a current Buyer Broker Agreement with a real estate agent, you MUST let us know. Your current Realtor is welcome and an important part of the Infill Nashville process! When you register, please include the name of your Realtor if you have one. All of our team's listings have contracts with the sellers for them to pay a full commission upon closing of a sale: half of which pays us, the other half pays your Realtor. NO COMMISSION DISCOUNTS ARE GIVEN IF YOU DO NOT HAVE A REALTOR. Attempting to save money by excluding your real estate agent from the process with not benefit you. What if I don't have a Realtor, can I save 3%? No. All of our team's listings have contracts with the sellers for them to pay a full commission upon closing of a sale. No commission discounts are given if you do not have a Realtor. What dictates price in Infill Nashville? Infill Nashville strives to provide the home buying public with properly valued home sites and economical builders to ensure that your final product will be not only a home, but an investment.
