After selling homes in south and west Nashville for 10 years, I subdivided my first lot from the side of an existing 1920’s era home on Westwood Avenue in 1997. My client then designed and built a replica bungalow, which today has been the model for many other Vandy and Belmont area infill homes. I was hooked! Building a home that fit the character of a neighborhood, while giving the consumer a “new home” product, was just what Buyers were clamoring for. I have spent the last 7 years finding and creating lots for builders who are filling a void of new homes in Nashville’s Area 2 (between Charlotte Pike on the north side and Franklin Road on the east side). Unfortunately, most of these new homes have been in the $1,000,000+ range, in large part because of the cost of the land. As I, and other Realtors have been telling the buying public for years, we CANNOT find a detached new home in Central Area 2 within the $400,000 to $900,000 price range. Why are there no new homes in Central Area 2 in this price range? Mostly because the lot prices have risen to over $250,000, and any builder or banker will tell you that you must keep the cost of the lot under 20-25% of the total cost of the new home. Obviously, because lots (and tear-down houses) rose over the $300,000 to $350,000 range since 2005, the conventional wisdom states that there can be no new homes built for less than one million dollars, unless they are attached (duplex). Infill Nashville has solved this problem! We have found the home sites and we have found builders who will build special homes at reasonable prices. This combination allows us to provide you with brand new homes in the $500,000 to $900,000 price range. Several things have happened in the last 18 months which have made this possible. First, we can now build two homes on a duplex lot in some sections of Area 2 and around Nashville, which are NOT attached. Whether you like or dislike this housing type, the buying public has embraced it. In fact, over the last 3 years, over 400 of the ATTACHED units have been built and sold. I believe that building them unattached is a great improvement. Second, banks are much tougher on even the best builders when it comes to buying lots to put in their inventory “pipeline” for future projects. If a builder can only have one or two homes under construction at a time, you can imagine how long it will take before they can build their next one. Third, since builders do not have enough in their pipelines to meet demand, and many of the latecomer builders have left the market, we do not have enough new homes under construction to meet demand. Lastly, builders who build good homes in good locations need (and deserve) to make a profit. As you can see, the challenge to provide new construction, detached, well built custom homes is a daunting one. Infill Nashville is the solution!
