First of all, everyone accepts that Real Estate Sales is a cycle right? I mean, you don't expect values to continue to rise uninterrupted for the rest of the life of the planet, right? If you do, start worrying now, because you are going to be greatly disappointed every 6 to 10 years. Populations may almost always increase, but the housing demands of the public change, businesses come and go, people change where they want to live in the country, climates change (remember how many different Ice Ages we have had when determining if we are Causing Global Warming), and a host of other things in the world change. None of these things can be controlled by me or you. Carry on! You don't believe that the rise or fall in New Home Starts or New Permits issued or any of those other things the Media harps on are actually BAD news do you? Builders/developers have for the last 3 cycles (all of which I have Sold through) overbuilt when credit was eased, then Buyers benefit until the balance is restored. That is where we are Now! Housing is one of the basic needs of mankind. People will continue to buy homes. In fact, ALL of the studies show that more homes are being bought by individuals than ever before, so more units will be sold in the future. Unfortunately, more families are becoming single parent households, which translates into more housing units for those households. Do you think we sold as many homes 50 years ago when three generations of a family often lived under the same roof? Of couse not. Do you think we sold more homes 10 years ago when 50% of marriages didn't end in divorce? Of course not. P.S. We at InfillNashville believe in the institute of marriage and hope you will too! Do not despair! Young and old alike are out in Nashville buying homes right now. More and more of you are choosing to move in closer to the city, where infrastucture already exists. Savings in travel time, gas (whew!), and a myriad of other types (including environmental) occur when we live closer together and closer to the places we frequent. There has never in the history of home sales record keeping been a better time to buy. Historically low interest rates (which are starting to trickle up) and amazing opportunities to buy at relatively low prices (which are also starting to go up in our market) mean that your actual cost now is the best it has ever been.
