“Infill” is a land planning term used to describe the new development of vacant or underutilized land within cities and suburbs. Infill development supports the concept of “highest and best use of the land” and is the foundation for Infill Nashville’s business model. This can be accomplished by adding housing units into an already approved subdivision or neighborhood, and by creating new residential lots by further compatible subdivision or lot line adjustments. Infill development can also include replacing existing homes and rental units that are blighted, obsolete, or do not contribute to the character of the neighborhood.
Successful infill development creates neighborhoods that embrace a mix of uses and incomes, where a wide variety of citizens live, work and play. This “smart growth” actually preserves undeveloped land because it utilizes the existing resources and infrastructure of a city or suburb and is an alternative to suburban sprawl taking over outlying farms, pastures and woods. It is an alternative to development dominated by automobiles and highways that contributes to traffic and pollution problems and allows more people to live in areas where biking, walking or taking public transportation to school or work is possible.
